Right to Collect Rent

I own a 2 family that my mother lives in, with her having use of the home for as long as she lives. There is a rental unit with her collecting the rent. By law can I obtain the rent and use it for the upkeep of the home? She is eldery and starting to get senile.No repairs are being done.

Yes, as owner of the house, you are entitled to collect rent and use it as you see fit.
