Legal Question in Real Estate Law in New York

Is it possible to commence and win a holdover proceeding against a NYC Section 8 tenant if the lease has not expired yet? My only claim is that I would like to use the space for "personal use."

Also, given how long the courts take, with a year left to the lease, should I even bother with a legal proceeding and instead just wait out the contract year?
