how much compensation should i expect from my municipality for an easement to put a well on my property to provide water to residents?

Not nearly enough. The real taking here is not the easement--that's trivial. But the mini is taking your water, and THAT is what is valuable. You need to hire an eminent domain attorney, as the miuni is not dealing with you fairly. The easement is pennies. The water is millions.
