I am an absentee owner of a co-op house.It is is desperate need of repairs after 4 ft of water damage caused by a broken outdoor water pipe.Financial and personal reasons(I am out of state caring for invalid parent) prevent me from overseeing any work being done to house(more financial-house to be gutted). Board of Directors placed a rental moratorium on properties and will not allow anyone other than shareholder to reside in the house.I have a close family friend who is willing to work on the house but for convenience would need to live in the house (work schedule) and make repairs to the house-so this would benefit both of us.If I am denied by the Board (they told me to put it in writing and they will discuss at a meeting-I will not be asking for rent from this person)what other legal measures can I take to have someone in the house on my behalf.I am willing to discuss with an attorney to draw up the necessary legal documents. The house has been on the market for sale over a year-now with this damage. I would have to sell for next to nothing. I hope you can assist me or steer me in the right direction.P.S.-speaking with manager I received no sympathy but advised quick sale.
