getting his name off the deed

A friend of mine purchased a home with a live in boyfriend, shortly after the relationship was not going very well. They discussed her buying him opt and she took the necessary steps to get his name removed from the mortgage, he still has not left and his name is on the deed. She wants him out, but his buy out goes up ofte. How does she get him out of the house and off the deed?

First off, it was foolish to remove him from the mortgage without simultaneously getting his name off the deed.

Next, his name needs to come off the deed with a new deed.

The amount of money involved to sell out to him should be determined by his contribution.

She can not have him removed as he is an owner. She can not force him to buy her out.

She may have to bring a "partition" action in Supreme Court and have a Judge Order the property sold.
