deed transfer

Can I transfer the DEED to my son who is not a US cicitzen. I--name removed--a US cicitzen.The condo apartment in NY has been paid-off.

You should be permitted to make such a transfer. You would need to check the condo offering plan/rules to see if such a transfer triggers the right of first refusal. Also you would need to prepare/file NYS/NYC transfer tax docs etc.

I agree with Barry. Usually citizenship is not a requirement for property ownership. However, there may be condo rules and regulations that need to be looked into and complied with, and they may have something on this. There are extraneous Deed documents that are required to be filed along with the new Deed, so check with the local Register of Deeds on what is required. I suggest using a local real estate attorney to assist you, or contact the title company you used and they can help for a small fee.
