My father is terminal ill my mother is still on the deed and they are divoreced the current wife in my opipion is a money grubby she send a letter asking my mother to sign off on the deed i told her not to what steps can we take after my father dies?

The father and mother are on the deed as tenants in common. Therefore, when you father dies 50% of the property will belong to your mother and 50% of the property will belong to your father's estate.
That part of the property that belongs to the father's estate will be transferred in accordance with his will.
It seems that this will be messy in the future. Therefore, if possible, I would ask your father (while he is alive) as to what his intentions are with the property.
