Detrimental Reliance?

the seller agreed to sell, and the seller's attorney generated a ''contract of sale''. so, i proceeded to obtain engineering and termite inspections ($550), and property appraisal ($325) totaling $875, signed and returned contract. the seller did not sign and, for reasons of their own, decided not to sell. would i be within my rights and, more importantly, within reason to pursue reimbursement of said expenses, from seller, via local small claims court?

It would have been better to enter into a binding contract, subject to a termite and engineering inspection.

I don't think you have a valid claim for reimbursement. What did your lawyer suggest?

No, there was no contract to rely on.
