Enforment of real property contract upon death of seller
upon the death of the seller after the contract of sale has been executed and before the closing of title can the ex of the estate disregard the contract as unenforceable do the death of the contracting party (Seller) or is the contract enforceable, and if so do you need to to recive a release of lein from the tax people before the ex of the estate excute the deed

The estate is bound by the contract. You will need Letters Testamentary, copy of will and lien waiver.
