Legal Question in Real Estate Law in New York

We entered into a contract to purchase a piece of Land located in upstate NY. We have paid the land off in 8/15. The seller refuses to sign the final paperwork to transfer the land. What advise can be given to now pursue this through the courts? How should this be filed?

You would need to bring an action to quiet tile and have the court convey title. Good luck.

Not quiet title, though you might need to add that. Your main need is for specific performance of the contract. You need to file a notice of pendency under article 65 of the civil practice law & rules. If there are title defects that have attached since the contract was signed, THEN you need Quiet Title relief to clear those defects. Alternatively, you can sue to enforce your Vendee's Lien.

You probably need a lawyer to do this right.
