escrow

I a landlord have held in escrow $1000 for rent of apartment.

Can I legally hold back $400.00 for repairs and give only $600.00 back to my tenant?

Re: escrow

within the first 30 days of the tenant moving, you must give an itemized list of all damaged property to the tenant. Than you can withhold the amount it will cost to fix the property.

If you do not itemize & give a written list to the tenant within the 30 days the court can order you to give back 2x the security deposit.
