Today (6-28) my landlord's mom came to the door and she informed us that her son wants us out so he can move in. She told us we had to get out by (7-31). My question is does he have any right to do this? Do we have any rights? Thank you for your time.

Without a written lease for a term you have
little protection against termination
A month to month tenancy may be terminated
at will for no reason at any time as long
as 30 days notice is given prior to the
start of the last month
So, notice on 6-28 for 7-31 is valid
Your only hope is that it was not in
writing Some Courts require this, and
this could buy you an additional month
After that, you do lose and you have no
recourse
