Legal Question in Real Estate Law in New York

Failure to pay rent

I currently rent an apartment that is NOT a permenant residence. I have one year left on my lease. I want to end the lease early and have contacted the management office but have gotten no response.

What would be the ramifications if I just stopped paying my rent? What obligation would I have? I understand that I would lose my security deposit, but since I do not live there permanently, could not be evicted for failure to pay.

I am willing to try to contact him one more time, but just want out of the lease. What are my options?

Re: Failure to pay rent

1. Read your lease to see if it provides for early termination. if not, you will be responsible for bsalance of rent until they rerent apartment.

2. Communicate by certified mail to see if they will let you out.

Re: Failure to pay rent

Unless you have grounds for early termination, you are liable for the balance of the lease payments. However, the landlord has a duty to mitigate his/her damages.
