Legal Question in Real Estate Law in New York

Two family house

Are there any differences in the laws between a two family house and larger rental properties (aside from no interest on a tennants security deposit)? Are there any rental raise caps or other landlord obligations? Can a tennant refuse to move out if they do not have a lease and the landlord wants that apartment for their own use?
