Faulty House Inspection Report

On April 14, 2004 the home my boyfriend was about to buy was inspected by the business HouseMasters. In the report of the garage, the inspector noted that the floor slab and foundation were in satisfactory condition, which is the highest level that can be selected. This morning, December 21, 2004 as my boyfriend was pulling his vehicle out of the top level of the garage, a chunk of the floor broke and fell into the lower level. The home inspection report indicated the top level of the garage was safe, yet less than a year after the inspection, the floor has begin to cave in on the upper level. What can we do? Is there any legal action that can be taken against the business that did the inspection?

Unless there was some latent defect that could have been discovered by the inspector, one year later may not allow you to make a claim. You have to get a structural opinion on the cause, and whether or not it could have been determined at the time of the inspection. If you were to sue, you would need an expert opinion that the inspector missed something that he should have seen.
