My friend's grandmother will leave her 50% interest in real property to her grandson upon her death. At death, how can title of the 50% be transferred?

The executor of the estate signs a deed leaving 50% interest in the real property to the beneficiary (grandson) and 50% interest to the other beneficiaries listed in the will.
