Legal Question in Real Estate Law in New York

hot water

i live in an amaprtment building, as of two weeks ago the landlord has placed the boiler on manual control, as such you now only have hot wate during 10 a.m and 9 p.m. i find this very distressin seeing as how i work and am a full time student keeping late hours. am i not entitled to hot water when ever i may need?

The general answer to your question is "yes, you are entitled to hot water 24 hours per day, seven days a week." Different communities have different laws as to this but that is the general rule. You may also want to give your lease a read-through to ensure that you didn't agree to this limitation though even if you did it may not be (and probablly isn't) enforceable by your landlord.

If you are not getting sufficient hot water (or heat) you can log a complaint with the Department of Housing Preservation & Development (DHPD) or call the heat complaint bureau. An inspector will come and write a violation if appropriate.
