Legal Question in Real Estate Law in New York
House Inspection
I hired an inspector to check out a house prior to purchasing it. My issue was with the Central Air conditioner. When we did the original inspection it was in Jan. so we could't turn it on to check. I knew the seller was lying when he said it worked but he never uses it. I asked to inspector to come back for the walk through in May. He came back and turned on the air for a minute and said it was fine. Sure enough, THE VERY FIRST time I turned it on and left it on for about an hour the water was everywhere. Air conditioner Repair came and said the system is junk and your inspector is really dumb or never worked for you. What can I do? Its been one month since the closing.

Re: House Inspection
You can look to the installer and manufacturer's warranties; and your contract of sale, to determine the extent of coverage for repair or replacement of your air conditioning unit.
Good luck,
