Legal Question in Real Estate Law in New York

I have a house in NY. My daughter and her ex husband are also on the mortgage note. She now has a live in boyfriend who has never paid. She stopped paying 3 years ago. Now his mother moved in and she's not paying. What legal recourse to I have? I live in MD.
