House Rules for renter before apt Co-oped

I live in an apartment building that is a co-oped. I've been here before the building was co-oped. I am a rent- stabilized tenant. I just received, Christmas Eve, a letter from the management office with six pages of House Rules. I am in shock as to their rules. I've checked my lease, as some of the rules are standard lease rules. Do I have to follow their rules, as I am not a shareholder but a tenant? Other than standard lease rules are there any of their rules that I have to follow? I notice that most of their 35 rules carry fines between $100.00 and $500.00.

Your lease and the law control your tenancy. If a newly imposed rule actually hinders or interferes with your otherwise acceptable use of the apartment, you should consult with an attorney to determine whether that rule could apply to your occupancy and be used against you or the owner of your unit.
