Legal Question in Real Estate Law in New York

I had my house up for sale by owner and did not sell so then listed with a realtor. Now someone who had looked at the house when it was for sale by owner wants to buy it that way. Can I sell it to them or do I have to take it off market for 3 mths then sell it to them.

You have to review the contract with your realtor

Your contract with the realtor should have had a provision waiving the commission should anyone you previously showed the house to purchased it.
