We have a house sold in Brooklyn, New York. Our aunt will not leave. Can she be evicted in the winter

You do not say how her residency was acquired? Does she have a lease or some other basis to continue to reside there? In most instances if the the Buyer intends to occupy the property as his residence, he has the right to evict. More facts are needed to give a proper answer.

I agree with Walter. We need more facts. If she is deemed a family member and not a tenant, you may have to start an ejectment proceeding - which is different than an eviction proceeding.
