Please inform me what a grant deed means?
My mom sold her house. Purchased another under my sisters name with a grant deed..... What is a grant deed? thank you

You do not say where the property is located. If in NJ, I am unaware of a Deed referenced as a "Grant Deed". We typically use documents simply entitled "Deed", "Warranty Deed" or "Quit-Claim Deed". It may be possible that some "old-timer" attorney has prepared a Deed and used used this name. I need more information to supply a better answer. Intellectually, it would seem that a "Grant Deed" and what I reference as a "Quit-Claim Deed" are one and the same. The other types of Deeds commonly used here merely add to a conventional document certain Seller/Grantor representations (such as warranting title in a Warranty Deed, or covenenats against grantor's acts in the document merely called "Deed").

"Grant deed" is not a legal term. If you show me a copy of the deed I may be able to explain it to you. If the property is in New York City and the purchase was recent, the deed may be accessible over the Internet. Call for an appointment.

A grant deed, or a grantor's deed? Please advise by e-mail--you can read across the top of the deed what it should be. It is usually in small print.
