Legal Question in Real Estate Law in New York
Inspection Cover-up
Recently I purchased a home and my Lawyer recommended a home inspection firm that they said does an excellent job to the best of their knowledge. I called them and had them perform the inspection. While the inspection took place I was out of town and my wife was present. The inspector passed the house and the purchase was made. Unfortunately, the house should have never passed the inspection. The sewer line going to the septic system was missing and the main electrical line on the side of my ''new'' house was stripped bare exposing the wires to the elements. The electric box revealed the combination of copper and aluminum wires strung together and their was no emergency trip for the fuse box. Also, the house had no smoke/monoxide detectors present. On one fuse was the combo of approx. 6 rooms overloading the circuit. Overall it costs roughly $6000 so far to repair the problems that should have been done by the seller prior to sale. My lawyer has been giving me the run around with respects to any kind of reimbursement from the previous owner or the inspection firm for doing a negligent job. I found out why! The lawyer slipped and told me the inspection firm is a major client of theirs and he can't help me. What can i do? if anything.

Re: Inspection Cover-up
Your Contract of Sale w/ Riders and Closing Docs, along with your Inspection Report, should be reviewed by you, in consultation with another, new attorney, before you can decide upon a course of action.
Do not delay. You may have time limits within in which you must submit a Court claim, based upon either the sale or the inspection, parties.
Good luck,
