Legal Question in Real Estate Law in New York
I am interested in buying a landmark building in NYC.
The building has no certificate of occupancy, only one mean of egress (the main interior stair) and yet has over 5 tenants on different leases.
What is the legal situation of those tenants as there is no c of o:
rent stabilized because it is a pre-38 building and they have been paying rent?
illegal contract - should not be there/can be evicted - because there is no c.o.?
depends on the type of contract they signed with the landlord originally?
What are their rights? What would be my potential obligations?
