can a landlord add a no smoking clause to a month to month lease with a 30 day notice in Suffolk county New York?

More or less: since L could terminate the lease by giving a full month's notice, you ge almost the same result. A notice given tomorrow (Sunday is a bad day for service of process and other notices) would be effective as of November 30, not November 21.
