landlord problems

My husband and i signed a lease five years ago with my landloard and his wife present. His wife did not sign the lease or was her name on it. she has wanted nothing to do with the apartment . when things broke down we had to wait for her husband to return.

Now she wants to be involved. My question is that since this was an agreement with her husband and she is not on our lease dose she have the right to be a part of it now? they are selling the home and she wants the right to enter my apartment. dose she have the leagl right ,? since it is a business trasaction that she has not been involved in.

also she has curse me and my husband over the phone and on our answering machine. She has screemed at us on the phone and offered to evicted us. I want to know if she is a part of this or not.

You do not indicate who is the owner of the building in which the apartment is located. If the wife is also an owner, she should have signed the Lease to be bound by it. If she is not an owner, she has no rights, since she is not a landlord. If she is an owner, insist that she give you some writing confirming the lease (have her sign the lease if you can get her to do it - insisting that she do so if you are to continue communicating with or through her). Most leases have a provision that if the building is sold, the landlord has the right to show the apartment to a prospective buyer. This is usually during normal business hours, when you are present or can have someone there to represent you. The showing of the apartment cannot disrupt your living there. You need to check the lease language on this. Finally, you are not to be abused by the landlord, but recognize the landlord does have certain rights.
