New law about animals on a lease.
Is it true that pet owner are allowed to have animals when rentinag and that having animals in an apartment is not violating any laws for a lease?

A lease can still prohibit pets, however, rules regarding "assistance" animals have broadened. If you can show a medical or psychological need for an animal companion and that the animal is suited to the task (i.e. trained), various state and federal laws will compel the landlord to accept the animal. In addition, NYC has a 90 day waiver rule. If you have a pet and the landlord has knowledge of the pet for 90 days and doesn't commence an action to remove the animal, any "no pets" clause is deemed waived.
