new lease information
lease expired 11/15. landlord has not given a new one yet. can she raise my rent and how much.

If landlord does not offer a new lease, you stay as month-to-month at same rent. Landlord can then increase you on 30 day's notice. If you are not rent-controlled, increase must be reasonable, but not beyond current market rental.

Assuming that the apartment is not rent controlled, the landlord may increase rent to any amount he or she desires. Notice for the increase in rent must first be given.
