Legal Question in Real Estate Law in New York

lien and extentions

I have a Notice of Lien on a house/investment property that I did $3,500.00 in renovations for the lady owner. She did not pay me. The lien is one year old May 19, 07. I found a Mechanic Lien Extention form and filed it with the county. But the law books are very unclear about this situation in New York. I'm hoping she would sell it and then have to pay me before the sale went through. But it isn't selling. How should I proceed???
