Legal Question in Real Estate Law in New York
I am located in New York City and have recently rented a commercial space, about 5 months ago. I just found out the space is probably illegal according to building code compliances, the restroom was built without a permit and the emergency exit is to close to the main entrance. I have invested a ton of money in this business and we are just now starting to make money back... my first question is what happens if a state authority comes into the space? Can they shut me down? And my second question is... what are my rights? Would my landlord be liable to refund me on my investment if I get shut down? Seeing as this started out as an illegal space is there any way I could ever get a beer and wine license? Thank you!!!!!!!!!!!!!!!

Look at the lease. Get a lawyer to review it for you
Your lawyer should contact the LL to make repairs.
Oy. Did you have an architect draw plans for work relating to the ton of money you invested? A lawyer? You might have a claim against them for not stopping you doing this.
You're making money? Do you have a public assembly license? If so, then the SLA is not going to worry about vetting your shop for compliance.
Now how in heck did you get a public assembly license? Or the landlord? DO YOU REALLY HAVE A PUBLIC ASSEMBLY LICENSE? IS IT CURRENT? And you may have a problem with your insurance if you don't have a public assembly license.
