Legal Question in Real Estate Law in New York

We have a mortgage on a commercial piece of property for a balance due of $108,000 dollars. We seen an add in the paper that the county was going to auction off the property for back taxes. We were never notified that the mortgagor had'nt paid the property taxes. We contacted our lawyer that handled the mortgage and he did some research on it and found out that the county would not allow us to stop the auction and that the mortgagor's attorney failed to file the mortgage papers. Now we don't know what to do because we have talked to 3 lawyers and they all don't want or just won't handle the case. We want to file a judgement against the mortgagor but are having a hard time finding any lawyer to take the case. This was part of our retirement and can't really afford to not be without it. Can you help?
