Neighbors tree roots are cracking my wall

I have an old brick wall that divides my property line. My neighbor has a very large tree that was planted on the other side of my wall whos roots are now cracking this wall. I have discussed this tree with my neighbor in the past and they have no interest in removing the tree. I realize that the removal of this tree will be very costly due to the size and proximity to both homes, but what else can I do.

you can sue him, seeking a court order to either fix the condition or remove the tree, or in the alternative, for the damage done to your property.
