does a real estate lease have to be notarized in order to be legal?

Not unless that is a requirement written into the lease.
Ex: This lease shall not be effective until a signed and notarized original is returned.
Some language like that.

Only if it or an abstract of it is to be recorded. Most leases prohibit recording, as recording makes it a public document. In most instances, leases are not notarized.
