can a N.Y.- 2-family house with 2 owners listed on deed be sold without consent of both owners? can 1/2 ownership interest be sold separately from the other half? Larry

Probably, if someone were foolish enough to buy an undivided half interest, and then, only if the property was owned in common and not jointly (right of survivorship) or by the entirety (married couple).
Not a good idea. Better to bring an action for partition and sell with court order.
