Legal Question in Real Estate Law in New York

I have someone that owes me money. I want to attach a lien of some sort to some property that they own until it sells. How can I do that. They are willing to comply with my terms. I just want to make it binding.

If you want to create a lien on real property, you would have to prepare and file a mortgage.
