need prescriptive easement from county to sell house

35 years ago, my dad built a house overlooking a stream. now, dad is dead and i want to sell the house, however the survey says the county property line goes right through my house. the whole backyard is also on county property. wouldn't you think the stream would be a natural monument? one of the new stakes is placed behind my neighbor's house, and she's been there for 70 years. Could the survey be wrong? what can i do? the land in question isn't buildable, but it is my backyard. didn't they have building inspectors in the 70's? help!
