Private road fee
There are about 20 properties on a road that is owned by an individual who has formed an LLC. The only way to get to the properties is on this private road that is owned by the LLC. The owner of the road now wants to charge a fee of $200 for use of the road. These people have had these properties since the 1960's and have never had to pay a fee. Can the owner of the road make them pay this fee, or block access to their properties if they do not want to pay the fee? There is no other way to access these properties.

You may have an easement. The best thing to do is to hire an attorney in your area versed in real estate matters and litigation.
