Legal Question in Real Estate Law in New York

I own property in Long Island NY. It is divided between 2 lots. The first lot is 40 x 100 and has a house on it. The second lot is 100 x 100 with no house on it. I receive 2 tax bills. Can I sell each lot separately? Can I sell the 2 lots as 70 x 100 each?

It depends on the local zoning laws. Assuming that under the law there is substantial property size to accomodate two separate lots, you should be able to subdivide and sell each lot separately.
