purchasing a home

I am in contract for buying a home, the

seller found out through the title search

that they need to have some permits

before they can sell. whom is

responsible for this and can they sell

decide not to sell the home and break

the contract?

Generally, obtaining permits is the seller's obligation.

However, the contract of sale determines the obligations of the parties to the contract.
