put in offer on house, seller's realtor wants to accept offer from people workin

My fiance and I recently put in an offer on a house. The realtor working for the sellers did not reject or accept our offer within the allotted time, instead ''put it on hold (after telling us verbally that we had the house.'' We just found out that her agency wants to accept an offer, put in after ours, from buyers working with their agency (we are working with a different one.) Is the seller's realtor LEGALLY OBLIGATED to give us the opportunity to offer a higher bid? Don't they have an obligation to their seller to try to get them the most money they can for their house, regardless of what agancy we are working with? Can we legally force them to let us give a higher offer? PLEASE HELP!!!

Your broker is ethically obligated to convey your offer to the Seller.

You have the right to be present when the offer is presented.

Usually, A Real Estate Broker is the Seller's "agent," Not [a] prospective Buyer's agent.

Therefore, although the Broker has an obligation to convey all offers to the Seller, a Broker DOES NOT breach an obligation to a prospective Buyer, for failure to do so.

It may not be unreasonable to contact the Seller's directly to notify them of your offer, if you believe it was not conveyed to them.

However, understand Sellers can their sell property, whatever the offer, to anyone they chose.

The seller's realtor is obligated to tender all offer's to the Seller.
