Legal Question in Real Estate Law in New York

I am asking this question for a friend.. She bought a house almost 13 years ago, she sign all of the papers, but the last page her boyfriend sign as well, what claim does he have? is he part owner as well? I am asking this for her because he has not worked in over a year, and she is paying all the bills, and she wants to sell.

It depends if his name is on the deed. If his name is on the deed then he is part owner. If his name is not on the deed, she would be able to sell.
