Legal Question in Real Estate Law in New York

My question refers to New York property law. I got in some financial trouble which led to a monetary judgment award against me. I became concerned when I learned that deed information on some hunting property that I own became available online. In order to avoid a lien I put the property in my minor son's name via a quit claim deed. At the time I was worried that the transfer would be invalid due to his age. Now a few years later I want to sell the property, settle my last debt and relocate to another state where the weather is a little warmer. Will there be any complications? Can my 7 year old sign a deed transfer if I sell it?

No. Your 7 year old child is unable to sign the deed or sell the property.

You have a unique problem. You may need a court order to void the quitclaim deed. Once you have the court order, you would be able to sign a deed transferring the property.
