Quick claim deed

My boyfriend is divorced, his wife quick claim deeded the house to him. She has a loan in her name that has a lein on the house. Can my boyfriend still refinance the house, or is that lein going to prevent him from ever getting a loan to refinance. I am in the process of moving in with him and am scared he will lose the house, and we will have to move. I just want to make sure before I commit. Will he lose the house if she defaults on the loan?

Not clear how the X-wife has a loan in her name which liened the house? In general, the lien goes with the house and must be paid off when you re-finance. The quit claim deed only gave your boyfriend the interest that the wife had in the house at the time.
