Legal Question in Real Estate Law in New York

real estate closing

I am purchasing a house in NYC and my offer has been accepted by the seller. The seller however wants to delay closing by 90 days. The interest rates are very low these days and I would like to lock in now rather than wait for x amount of days. What are pros and cons of agreeing with the seller's request to delayed closing other than obvious good mortgage rate loss.
