Real Estate Commision

I am a licensed Real Estate Broker my buyer signed a $90,000 commision agreement , they closed last week on the property. The buyer only wants to pay me $45,000 what do I DO ?can Iput a lien on the property OR SHOULD I FILE a lawsuit?
