Legal Question in Real Estate Law in New York

real estate sale

my father did a deed transfer to me legal paperwork wise, but i never filed it with the town, I sold the home and he is trying to take part of the money of the sale for himself, after ive made improvements with my money to the home.

I know that if i filed the deed he wouldnt of been able to get any money.

Can i start a legal suit against him for the money he took?

if so what do i need to do to begin the process.

If he gave you a valid deed, in your name, that should be enough. Record the deed. Read your sales contract and retain counsel.
