Realtor Malfeasance

Before the realtor we used to sell our building showed the property to a single prospect, she expressed interest in purchasing it herself, stating that if she couldn't find a buyer she'd be interested.

Would it be considered a conflict of interest on the realtor's part if the following event's took place?

1. The realtor failed to negotiate the price with prospects or the seller?

2. The realtor didn't adequately or honestly advertise the property?

3. The person that eventually purchased the property turned out to be the realtor's stepdaughter, and promptly after the sale she transferred the property back the the realtor and her husband?

4. Fasle advertising. The price the property was sold for and the price the realtor advertises it was sold for are apart by more than $40,000.00!

There are other questionable actions that took place, but we would like to know if we have a case or not.
