Referee vs. receiver

In NYS what is the difference between a referee and a receiver in a partition action. The property is to be sold. Is one only used for auction and the other to sell on the open market? This is very confusing.

A referee conducts and is in charge of the sale. A receiver is in charge of the property (rents, maintenance, and distribution of assets after the sale).
