removal of rommates' names from lease A.S.A.P.

Hello- My Husband & I signed a 1 yr. lease with our close friends (via real estate). My husband and I put $6,000.00

down for brokers fee, security & 1st mo. rent while they didn't put down anything. (we have it in writing). Does this mean that we can legally remove their names' from the lease and have them move out before the lease is up?

If their names are on the lease, you have the ability to do nothing.

If they are named in the lease as tenants, you may be stuck with them. However, depending upon how the lease reads, you may have the right to bring an eviction against them for failure to pay their share of the rent, security and other payments. Do you have anything in writing from them about their contribution to lease payments? I need more information to provide a better answer.
